We Help You Understand the Remodeling Process, From First Conversation to Final Reveal

Every remodel is a relationship before it is a project. We have worked that way since 1996.

  • 1. The Kitchen Table Conversation

    Reach out and one of our owners, Daniel or Anand, will get back to you personally. We sit down in your home and spend most of that first conversation on you: how you live, what inspires you, and how you want to feel in the rooms we are about to build.

  • 2. Pre-Construction

    If you already have an architect or designer, we work alongside the team you’ve chosen rather than around them. If you do not, we assemble the right people for your project.

    Preconstruction is where we find what the drawings do not yet say. Every set of plans leaves gaps: details unresolved, scope that falls between two trades, assumptions nobody wrote down. Those gaps are where change orders come from. We resolve them with you and your design team, open walls wherever we can, and price every element until nothing is left to interpretation.

    That's what allows us to hand you a fixed cost proposal rather than an estimate. We do the work to earn the right to hold a number, and then we hold it. Once you approve it, we build your schedule and prepare your contract.

    Preconstruction is a paid engagement. It’s a small commitment ahead of a much larger one, and it's the best way for us to both learn what working together is like.

  • 3. While We're in Your Home

    Your home is protected before the first tool comes out: dust containment, surface protection, and a site left clean every evening. Our crews understand they are guests in someone's house. Your neighbors should barely know we’re there.

    At the end of each workday we post photographs and a short written note to your private project portal, and every other week you receive a full client update. Many of our clients are out of state or overseas while we build, which is precisely why we work this way.

    At the close of every major phase, we walk the house with you. The next phase begins only when you're satisfied with the last.

    • After demolition, so you see what we found behind the walls. 

    • After framing, so you stand in the rooms at full scale and feel the proportions while moving a wall is still a conversation.

    • After rough-in, so you place every outlet and fixture before insulation closes the walls.

    • After paint, before a single finish goes in.

  • 4. The Handoff

    Our team walks the finished home before you do, against a punch list we hold ourselves to rather than one you have to write. Every system is tested and balanced, the home is cleaned, and we leave you a maintenance package detailing each system's needs and when.

    Then you live in it. Anything you notice in those first weeks, send it to us and we take care of it. We don’t consider a project complete on handoff day: it’s complete once you’ve lived in it and told us it’s right.

  • 5. The Years After

    In the months after you move in, we call to see how the home is living and how it is treating you. Many of our clients never quite let us go from there. They hire us to keep their homes exactly as they received them, some a year on, some a decade. After thirty years, that’s the part we are proudest of.

  • We strongly recommend moving out during your remodel, and in most cases we require it. Clients who step away from the home during a remodel have a significantly better experience, and it allows our team to work more efficiently and safely on your behalf. We coordinate move-out timing as part of our pre-construction process and can connect you with storage and housing resources if needed.

  • We document everything we find during demolition and discovery and address it transparently before any new work begins. If something unforeseen comes up, we bring it to you directly, explain the options, and handle it as part of our commitment to protecting your project and your budget.

  • Yes, we do take on standalone kitchen remodels in Santa Barbara and bathroom remodels in Santa Barbara, as well as in the surrounding area, as long as the scope and budget are the right fit. We're happy to have a conversation about what you have in mind and let you know whether it's a project that fits us.

  • Each home remodel begins with a paid pre-construction phase before we issue a fixed-cost proposal. During pre-construction, we work through all the details of your scope so that the number we give you is one we stand behind.

  • Yes, on a select basis. Our commercial work tends toward hospitality and other high end spaces, where the level of detail and finish has more in common with a private residence than with conventional commercial construction.
